Insuring a Home in Sarasota and Sarasota County

Sarasota went eighty years without a direct hurricane landfall, and then took one in October 2024. Milton, and the Helene surge thirteen days before it, reset how this coast thinks about risk — and the barrier islands remain the center of it.

The first direct landfall since 1944

Hurricane Milton came ashore near Siesta Key on 10 October 2024 as a Category 3 with 120 mph winds — the first hurricane to make landfall in Sarasota County since 1944. It arrived just thirteen days after Hurricane Helene had already pushed record surge along this coast. A county can go generations between direct hits and then take the wind and the water in the same month, which is the case for insuring to the real exposure rather than the recent memory of it.

The barrier islands carry the sharpest risk

Siesta Key, Longboat Key and Lido Key hold much of Sarasota’s highest-value property and its highest exposure. These gulf-facing areas are largely VE flood zone — the wave-action designation that is the most severe and most expensive to insure — and an elevation certificate is usually the document that most moves the premium. Higher-value island homes also frequently exceed NFIP’s building limit, which is where private flood becomes the more useful comparison.

Two storms, one calendar year, one deductible question

Helene then Milton in the same season is exactly the scenario Florida’s hurricane-deductible rule is built around. The deductible applies per calendar year rather than per storm — so if the first storm did not exhaust it, the second draws on what remains. On a 2% hurricane deductible against a $400,000 dwelling that is $8,000, and it is worth knowing where you stand before a season like 2024 repeats. Homeowners policies never cover flood, so the surge damage from a season like that sits with your flood policy, not your HO-3.

Roof age and wind mitigation still decide the quote

The Southwest Florida market is selective, and roof age often determines whether a carrier will write a Sarasota home at all. A current wind mitigation inspection is the single most useful document you can hand us — roof shape, deck attachment, secondary water resistance and opening protection each carry separate credits that move the premium meaningfully on this coast. If yours is more than five years old or you have re-roofed, have it redone before we market the risk.
